What the lot tells us first

Every one of these came up on a real project. We look for them before anyone picks a countertop.

  • Drainage and grade

    Where the water goes decides where the garage goes. On Appaloosa Way it went on the high side of the lot.

  • Soil and foundation

    A soil analysis and a site-specific foundation design, as on North Lynn Street, before a standard detail is copied from the last job.

  • Setbacks, covenants and the HOA

    When the covenant, the trees and the water conflict, we talk to the neighbors and the HOA before construction, as at Summer Oaks.

  • Septic, utilities and access

    A sloping lot in Leander meant the retaining wall and septic system came before the structure.

  • Trees worth keeping

    Tree wells, sub-root fertilizing and no heavy equipment on the root zone.

Questions homeowners ask about building on their lot

Can you build on land I already own?

Yes. That is the heart of what we do. We start by walking the lot with you: access, slope, drainage, utilities, and what the land can carry. Then we design a home around it.

What does the first walk of the lot cover?

Where the water goes, how the grade falls, where access and utilities are, what the covenants and setbacks require, and which trees are worth keeping. Those decide more of the house than the floor plan does.

When do we see a number?

After that first walk you get a budget range up front. Preconstruction planning then turns it into real feasibility numbers before you commit to anything.

How long does a build on your lot take?

Most custom builds run 10 to 16 months depending on size and site. You get a written schedule before we break ground, and we keep you posted as the build moves.

Can you tear down our existing house and rebuild on the lot?

Yes. When the lot is worth more than the structure, we handle demo, permits, and the new build in one plan. On North Lynn Street the foundation had failed past repair, so the house came down and a site-specific foundation went in first.
