What we look at first

What we look at first on a Leander lot

The slope, and where the water goes. On a grade, the order of the work changes: at El Cielo the retaining wall came first, then the septic system, then the garage everyone actually wanted.

What the city requires for added living space. Leander asked for a second septic system for the game room above that garage. Knowing that in week one is what made the sequence possible.

Access. With the main house on one side and a neighbor on the other, equipment had to work from the back of the property forward. Sightlines before rooflines: a covered patio on a view lot has to give shade without giving you a wall, which is why that one has a vaulted ceiling.

Can you add a garage with living space above it?

Yes. At El Cielo in Crystal Falls we built a detached three-car garage with a game room above, a pool-house bath and a covered patio. The lot sloped, so the retaining wall and a second septic system had to go in before the structure.
