Formal Estimate Guarantee
Flenn Custom Homes and Remodels (FCHR) agrees to perform all builds for the amount stipulated within the Contract Documents. FCHR further agrees to perform all work in a professional manner to all building code standards using high quality reliable materials.
The Formal Estimate Guarantee does not include extra charges incurred due to build or design changes (change orders) instigated by the customer after Contract Documents have been signed.

On-Time Guarantee
Flenn Custom Homes and Remodels (FCHR) agrees to perform all work to Substantial Completion within the period stipulated within the original Contract Documents. SUBSTANTIAL COMPLETION IS THE STAGE IN THE PROGRESS OF THE WORK WHEN THE WORK OR DESIGNATED PORTION THEREOF IS SUFFICIENTLY COMPLETED IN ACCORDANCE WITH THE CONTRACT DOCUMENTS SO THAT THE CUSTOMER/OWNER CAN OCCUPY OR UTILIZE THE WORK FOR ITS INTENDED PURPOSE.
The On-Time Guarantee does not include or cover any delays out of the control of FCHR including:

- Acts of the Owner – This may include the customer not allowing full work access to FCHR during the contract period, or build or design changes (change orders) instigated by the customer after Contract Documents have been signed.
- Adverse Weather Conditions – If adverse weather causes a cessation of construction for a period of three or more consecutive days during the build period stipulated in the Contract Documents.
- Availability of Building Material – There may be times when building materials become unavailable due to unforeseen shortages or high demand. In the case that substitute materials are available, FCHR will allow the customer to decide if the proposed substitute is agreeable in order to honor the original Substantial Completion date.

Limited Lifetime Labor Warranty
Flenn Custom Homes and Remodels (FCHR) agrees to perform all work in a professional manner to all building code standards using high quality reliable materials. ALL INSTALLATION WORK PERFORMED BY FCHR WILL BE FREE OF DEFECTS DUE TO WORKMANSHIP FOR SO LONG AS BUYER LIVES IN THE RESIDENCE WHERE THE PRODUCTS HAVE BEEN INSTALLED. THIS IS ONLY VALID FOR CONTRACTS INCLUDING LIMITED LIFETIME WORKMANSHIP WARRANTY.
This labor warranty is only valid for the buyer, buyer must have copy of executed contract from FCHR for all claims made. To submit a claim, Buyer may contact FCHR at (512) 923-1622 to request warranty service. All claims must be submitted promptly upon discovering labor defect. Once claim is made, FCHR will schedule an appointment to inspect claim made. If after inspection, FCHR determines a valid claim exists under labor warranty, FCHR will repair, re-install, replace, or refund the price of the failing service, at FCHR’s option. If FCHR elects to replace any or all of products, and if such product(s) as originally installed are no longer available, FCHR shall have the right to substitute product(s) designated FCHR to be of equal quality. Minor color variations may exist between existing and replaced materials, FCHR doesn’t guarantee exact matches between existing and replaced materials. No warranty is valid until owner has paid in full all contracts related to such work or any other work completed by FCHR. Any service work completed outside of this warranty may be charged to homeowner. If Homeowner makes a warranty claim and FCHR finds that repairs needed do not fall under the said warranty, homeowner will be responsible for a service fee of $250 plus the cost of any agreed upon repairs or replacements. This warranty only applies to building and installation work completed by FCHR. The labor warranty assumes normal and reasonable use of Contractor-built or installed products or components. Minor color and or textural variations from material lot to lot of materials are not product or installation defects.
Although FCHR uses only high-quality materials, the labor warranty does not apply to damages resultant from material deficiencies. The labor warranty also does not include or cover any other damage outside of contractors control including acts of god, hail, wind, structural issues, settlement, normal weathering, corrosive effects of salt air, chemical pollutants, normal fading, deterioration of caulking compounds, fire, flood, lightning, high winds, windblown objects, earthquake, hurricanes, ice dams, icicles, and or ice storms, vandalism, pollution, and removal or replacement of any one part or all of work completed by contractor or persons other than FCHR. The labor warranty does not apply to damages resulting from the failure to provide reasonable maintenance, which includes failure to clean, maintain sealing, painting or caulking as needed. The warranty also does not apply to damages due to mold, asbestos or lead based products that exist inside or outside the home, including mold that may arise after installations due to condensation problems, preexisting conditions, and the identification of hazardous substances. Mold issues are the responsibility of the homeowner.
